Abstract

This article operates under the premise that the city reflects the society that produces it; thus, when shaped by a capitalist society, the city becomes inherently contradictory and unequal, with individual needs subordinated to capitalist interests. The aim of this study is to identify the conflicts between the spatial discourse and urban marketing promoted for the Montanini Residential Complex in Três Lagoas-MS and the actual processes involved in the production of its space. The analysis focuses on the roles played by the state—as the guarantor of the general conditions necessary for production and the expansion of capital reproduction—and by real estate developers, who employ urban marketing strategies and spatial discourse. These strategies reveal the alignment of contemporary public policies with the interests of real estate capital, ultimately fostering socio-spatial segregation, as evidenced in the case of Montanini Residential.
